The average sale price of homes in San Diego County remained flat in the first quarter of this year.  However, relative to the first quarter of last year the average sale price of single family homes is up 19% and attached homes is up 11%. 

The number of home sales in San Diego County was actually down -4% for single family homes and up 8% for attached homes relative to the first quarter of 2009. History shows that the first quarter is always the lowest quarter for sales every year as observed in the chart.  This year that drop from the fourth quarter to the first quarter was -20%.

Interest rates are still extraordinarily low and despite all the media predictions of rising interest rates, it really hasn’t happened nor has the predicted increases in foreclosures occurred.

Distressed property sales accounted for 49% of the total home sales in the first quarter (foreclosures 26% and short sales 23%).  We are now Certified Distressed Property Experts (CDPE) with the knowledge and tools to help homeowners that are having problems making their mortgage payments.  Our primary goal in this real estate business is to help people and if you know of someone that could use our help during these difficult times please have them contact us.

Please note that the $8,000 federal tax credit is still available to military personnel who were deployed out of the U.S in 2008.
